An exceptional private residence cannot be managed in volume. Each home demands a considered operating plan, a trained household team, an attentive concierge practice, and a director who knows the house intimately — its systems, its seasons, its guests, and its owner.

Every residence we accept draws directly on the same finite resource: the personal attention of our directors and the depth of our ten disciplines. Taking one more home is not adding capacity. It is dividing it.

So we choose fewer. Each home receives the whole of the collection behind it — never a diluted share of it.

Selection

How a residence is chosen.

Every prospective home passes through the same quiet, personal review before we offer a place in the collection. Four questions are answered — in this order — before any conversation about onboarding begins.

Character

We begin with the residence itself: architecture, provenance, setting, and the experience a guest takes away. The collection is assembled by hand, and a home must contribute to its character rather than merely fill a number.

Condition & potential

Our directors walk the home personally — systems, finishes, service infrastructure, and the gap between the house as it stands and the standard the collection requires. We accept only residences we are confident can hold that standard, and we say plainly where work is needed first.

Guest-experience alignment

A residence is judged on the arrivals it will host: the welcome, the linen, the kitchen, the quiet. If we cannot picture checking the world's most discerning guest into the home — and being proud of it — we do not accept it.

Ownership alignment

Finally, the people. Our model depends on a transparent partnership with each owner — shared standards, honest reporting, and a mutual commitment to the long term. We look for owners who want an ambassador, not a vendor.
